Florida’s Overlooked Coastal Gems: Why Hillsboro Beach & Pompano Beach Are Ready for Their Moment

Florida gained more residents than any other state in 2022, fueling the state’s already booming real estate market and now, buyers are looking toward untapped markets like Hillsboro and Pompano Beach. These two quiet beach towns are located just six miles away from one another and are conveniently nestled between hotspots like Miami and the Palm Beaches.

In Pompano Beach, for example, Related broke ground this week on Casamar Residences, an on-the-sand condominium that reports over $293 million in sales to date and is nearly sold-out. This follows the resounding success of its sister property, Solemar, that launched in March 2020 and sold out within eight months.

Hillsboro Beach: For decades, Hillsboro Beach has been a secret haven for upscale buyers, earning its nickname “Millionaire’s Mile.” The singular stretch of Florida coast bridges the foundations of a high-end resort with the comfort and familiarity of small town living and it is only growing. In fact, the number of listings in Hillsboro Beach, FL increased by 20% between March and April of 2023. The area’s newest concept, Rosewood Residences (pictured) is Hillsboro Beach’s first five-star hotel branded residences and the first large-scale luxury condo development in the area in over 20 years. The intimate condo property will include 92 exclusive waterfront condominium homes and villas.

Pompano Beach: Known as “Florida’s Warmest Welcome,” Pompano Beach embodies the perfect blend of laid-back charm and dynamic energy as a hub of entertainment, culture, and culinary delight. Pompano Beach has spent $80 million renovating the beach area including a new parking garage, fish shaped pier and a surge of new restaurants and residential projects. The town’s transformation has been verified by high-end residential developers, launching luxurious condominium properties such as the fully sold out Solemar Beach; the Salato Residence, 40-unit boutique development offering a luxury, intimate living; and the upcoming Casamar Residences, a 119-unit, oceanfront condominium rising 21-stories and set upon nearly 300 linear feet of fine white sand. Floor plans start at $1.8 million, ranging from 1,000 to 3,900 square feet.
